Required Documentation
How It Works: Complete the Modera EaDo rental application first, then submit the required income documentation. Your application and income documentation will be reviewed by Capstone Real Estate Services, Inc., the third-party compliance administrator. Capstone may request additional documentation before making the final affordable-housing eligibility determination. Income eligibility is reviewed annually and/or at lease renewal.
Application & Identification
Complete the standard Modera EaDo rental application for each adult applicant and provide government-issued identification as required.
Pay Stubs & Income
Provide two consecutive pay stubs. If you do not have pay stubs, an offer letter may be accepted along with two bank statements. Additional income documentation may be requested based on your circumstances.
Bank Statement
Provide at least one recent bank statement. If submitting an offer letter instead of pay stubs, two bank statements are required.
Income Verification
Household eligibility is based on gross annual income from all adult household members. Additional documentation may include employment verification, a Tip Income Affidavit, Self-Employed Affidavit, tax return, or documentation of other regular income sources.
Additional Documentation
Additional documentation may be requested on a case-by-case basis, including documentation related to recurring gifts, benefits, self-employment, investment income, or other income sources.
Income Guidelines
Affordable apartment homes at Modera EaDo are available to households earning at or below 60% of the Austin-Round Rock Median Family Income (MFI). Because participating studio homes allow a maximum occupancy of two occupants, the applicable 2026 household income limits are shown below.
Helpful Tip: Income eligibility is based on the combined gross annual income of everyone who will live in the home. Meeting the applicable income limit does not guarantee approval. Applicants must also satisfy Modera EaDo's standard rental criteria and complete the required income verification process. Income limits are effective June 1, 2026 and are updated annually by the City of Austin.
