|Recommended: Notl dr Don’t let the luxury label fool you. Top-floor structural vibrations make sleep impossible, management ignores defects, and you'll be trapped by predatory lease terms.
I moved to a top-floor unit for quiet, but instead live with a constant low-frequency vibration from rooftop HVAC units. It’s a structural resonance issue—even with my AC off, neighbors' units vibrate through the wooden frame into the bed. If you’re a side-sleeper, you’ll feel it in your bones earplugs are useless against it.
While Eli and the maintenance team are great and confirmed the noise, management has been silent. Their only solution was to charge me a 300 fee and force a brand-new 13-month lease to move units.

|Recommended: NoI don’t recommend living here. I’ve been a resident at Modera Eado for some time now, and while the community itself has some positives, I’m extremely disappointed by how a recent situation was handled by management.
After being approached and questioned in the parking garage by leasing agent Mona off-duty and dressed casually who demanded to know if I was a resident—with no clear reason or authority—I filed a formal complaint. Her refusal to initially identify herself and the nature of the questioning was inappropriate and, frankly, felt like racial profiling. I expressed my discomfort clearly and respectfully.
Instead of taking my concerns seriously, the management chose to dismiss the incident entirely, claiming there was no “ill intent” and offering no accountability or apology. They saw no issue with how their staff behaved.
What’s more disappointing is that they made no real effort to acknowledge the harm caused or to assure me that similar situations wouldn’t happen again.

Please know that we take allegations of unprofessional conduct and racial bias very seriously. Every resident deserves to feel respected and at home in their community, and your experience is not something we take lightly.

|Recommended: NoHoping for future improvement — My partner and I moved in on August 31st. I normally don't leave reviews but this has been a very frustrating experience from our first day here. We can only get hot water during certain times of the day, usually the evening which makes getting ready in the morning very difficult. We're told this would be fixed in the future, but after 3 weeks in the apartment, the struggle continues. We're being told this should change once more residents move into our wing, which is great and I'm hopeful, but why were we allowed to move in before all the other apartments on the wing were ready The apartment was, in my opinion, not ready for residents to be occupying it. There was no final cleaning or check done by the team to test for hot water, the windows were filthy, the trim and doors were rushed on painting, and the hallway and neighboring units are still very loud because there is constant construction. Between the banging, the emptying of the construction dumpster outside our window at 1am-3am surely there's some noise ordinance issue here , and the construction crews that have openly walked into our apartment on at least 5 occasions by accident -- hot water and privacy have been rare occurrences since we've moved in. As someone who works in remote sales and am performing business calls from the apartment, I haven't really felt this to be a comfortable environment to do so.
There are of course some positives I am being told that the issues mentioned above will be remedied in the coming weeks as construction wraps up and new tenants move in. The pool, fitness center, the mini shop and most common areas are clean and well designed. Tariq in the leasing office and the maintenance team have been great about responsiveness and open honesty about certain situations. Very patient with explanations as well. The appliances are great, very new and modern, and the apartment itself is very nice overall. I think if there was one thing I would take away from this it's that this probably would have been a 5 star review if we moved in a month later like the rest of the surrounding units likely will. I know the leasing agency probably needed some income from units as soon as possible, but it sucks being on the receiving end of a rush job, especially considering the price we're paying to be here.
That being said, I'm hopeful for a better future here at ModeraEaDo and hope that the promises of these issues being remedied are true. Any compensation that the agency would be willing to provide to rectify the experience would be much appreciated.

|Recommended: YesWow Modera EaDo is a hidden gem in a great location. I've never lived anywhere with such nice amenities. I'm loving the super fast internet almost 1 Gig with an ethernet cable , and the world-class gym. It's also nice having the Domain, Q2 Stadium and CapMetro Rail just minutes away. The staff is always super nice and helpful as well. Shoutout to Maygan, Gracie and the maintenance team And the property will only get better once construction is 100 complete.
